| Terms and Conditions |

| Deposit: |
| A non-refundable deposit
is required of the cost of your first nights booking
for each room booked. Once you have made your reservation,
our agreement is a legal binding contract. The credit
or debit card details given at the time of reservation
are held to secure your booking. |

| Cancellation: |
| Firstly we strongly recommended
you purchase a cancellation insurance which is inexpensive.
If you should cancel your reservation please let us
know as soon as possible. Should you cancel your booking
more than 30 days before your reservation there will
be no more financial liability to you. For cancellations
made after this time or failing to arrive without cancelling,
you will be liable for the total cost of your stay.
These conditions also apply to early departure. |
| Cancellation fees will be
charged to the card used when paying your deposit. |

| Damages: |
| We do not accept any liability
for any injury, damage or loss of property which includes
vehicles parked on the driveway other than by our own
negligence. |
| Our accommodation is for your
comfort and relaxation and sure that you will take reasonable
care of our property. However you are responsible for
any damages or breakages including stains on carpets
and bed linen (if these have to be professionally cleaned).
We ask you to please let us know if a breakage or spillage
occurs right away. We do not charge for minor breakages. |

| General Information: |
Our accommodation is unsuitable
for children or pets.
We are strictly a non-smoking accommodation. |
| The preferred arrival time
is between 2.00pm - 4.00pm. This can be flexible if
previously arranged. We request that on the day of departure
you vacate your room by 10.00pm, but we will be happy
to look after any luggage should you have transport
booked for a later time. |
| Please note: we do not usually
accept arrivals after 9.00pm. |
